We will manage all aspects of the buy process. In a standard transaction this will include:
- Pre-contractual discussions including information and advice on the purchase process
- Receiving and following up conditions in the purchase agreement
- Meeting the bank’s requirements regarding your loan and mortgage
- Meeting with you to advise on your loan documents and attending to disclosure
- Preparing all necessary legal forms and documents and arranging signature by you
- Attending to all matters to complete settlement including electronic registration of property transfer and mortgage
- Reporting following settlement providing you and your bank with a copy of the title now transferred

We will manage all aspects of the sale process. In a standard transaction this will include:
- Receiving and checking your sale agreement, providing you with our letter of engagement and authority to act
- Following up conditions in the agreement and advising you once the contract has been confirmed as unconditional
- Arranging with the bank to discharge your mortgage
- Preparing the settlement statement including apportionments of rates, rent and body corporate levies where applicable
- Preparing all necessary legal forms and arranging signature by you
- Attending to settlement on your behalf, repaying the mortgage, rates and any other outgoings as instructed by you
- Paying you the balance sale proceeds (if any) and reporting to you including full statements of account
If no mortgage is involved we are happy to discuss a reduced price with you.

Total Cost (incl. gst) $1,295.00
We will manage all aspects of the refinance, in a standard transaction this will include:
- Receiving instructions, providing you with our letter of engagement and authority to act
- Searching the title to the subject property and arranging a discharge of the existing mortgage on the title
- Advising on your loan documentation and new mortgage terms and attending to disclosure
- Preparing all necessary legal forms and documents and arranging signature by you
- Attending to all matters required to complete the refinance including electronic registration of discharge and new mortgage
- Reporting to you and to your bank with a copy of the title and new mortgage
Please note there is an additional charge of $280 payable for ANZ and Westpac purchase and refinance transactions.
Disbursements do not include the cost of builders, LIM and valuation reports – if any of these reports are required, payment must be made directly to the relevant council or building/valuation professional. Your bank may require a release fee to be paid on a discharge of mortgage, such discharge fees are not included in the above costs.
The above costs are for Standard Transactions only – do you have a non-standard transaction?
Some examples of non-standard transactions include: more than one mortgage or caveat to be released or registered | the subject property is leasehold or unit title requiring additional documentation | there are guarantees involved | the property is owned or being transferred to a Trust or Company | issues arise from a contract condition requiring extensive negotiations | settlement is delayed requiring notices | extra work or costs are required for some other reason.
